Con-Tec Solutions

Commercial Service

Emergency Lighting

Compliant emergency lighting design, installation and servicing for commercial premises — from initial system design through to monthly testing records, annual certification and addressed DALI integration.

What a compliant emergency lighting system actually has to solve

01

A system installed years ago with no audit trail

Older non-addressable systems leave no verifiable record of which luminaires were tested and when. We carry out a full condition survey and deliver a documented baseline before recommending any remedial or replacement works.

02

Monthly test records that don't satisfy your insurer

Functional tests and annual duration tests must be documented to satisfy BS EN 50172, Fire Risk Assessment requirements and insurers. We put in place a maintained test schedule and provide digital records in a format you can evidence immediately.

03

No clear route to BS 5266 compliance

The standard covers escape route illuminance, open-area lighting and high-risk task area lighting — each with its own maintained lux requirements. Our design service begins with an exit route and zone plan, ensuring the installed system meets all three categories.

04

Disruption during occupied hours

Emergency lighting works typically have to happen around occupancy. We phase commissioning and test cycles outside business hours and keep the building certificated at every stage so there is no gap in your compliance record.

The Numbers

Duration test standard

3hr

Annual 3-hour duration tests are required under BS EN 50172 — we carry out, witness and certify every test.

Minimum escape-route illuminance

1lux

BS EN 50172 minimum along the centre line of an escape route — our designs are calculated to meet and exceed this at every point.

Central battery design life

5yr

Typical rated service life for central battery systems specified to EN 50171, with battery replacement programmes built into our maintenance plans.

Why specify Con-Tec

Compliant from Day One

01

Design-led approach

Every system begins with a photometric design and exit route plan — not a product quote. We calculate lux levels at every point before a single luminaire is specified.

02

Addressable system expertise

DALI-2 addressed emergency systems eliminate manual torch-testing walks and generate automatic electronic test logs. We design, commission and maintain these systems across commercial and healthcare sites.

03

Maintained certification record

We manage your ongoing test schedule, provide digital records and renew your annual certificate — so your compliance documentation is never out of date.

04

Single-contractor accountability

The same directly-employed team installs and maintains the system. If a luminaire fails between scheduled visits, the engineer who commissioned it attends.

01

Survey & Condition Report

We survey the existing installation and existing documentation, producing a written condition report and gap analysis against BS EN 50172 and BS 5266.

02

Design & Specification

A photometric design and luminaire schedule is produced before any equipment is ordered, with lux calculations at each escape route zone submitted for your approval.

03

Installation & Commissioning

Works phased around occupancy by directly-employed NICEIC engineers, with the building certificated at each handover milestone.

04

Ongoing Maintenance & Testing

Monthly function tests, annual duration tests and a digital record system — all included in a fixed-price maintenance agreement.
