Tenant Fit-Outs
Complete electrical fit-out packages for commercial tenants — LV distribution, lighting controls, small power, data containment and fire alarm interfaces, delivered to landlord specification and BS 7671 with full certification.
What a tenant electrical fit-out actually has to deliver
01
Landlord specification requirements that aren't clearly defined
Many commercial leases require the tenant to comply with a landlord specification covering metering, protection, containment and systems integration. We review the specification at the outset and design the installation to satisfy it — avoiding reinstatement requirements at lease end.
02
Coordinating electrical works across multiple trades
Tenant fit-outs involve M&E, partitioning, fit-out carpentry, AV and IT contractors all working in parallel. We produce a coordinated electrical programme and interface directly with all trades to keep containment routes, power points and commissioning sequences aligned.
03
The floor plan changes after design stage
Tenant fit-outs frequently change through design development. We use a flexible circuit design approach — accessible containment, modular distribution and zoned lighting circuits — so late changes can be absorbed without a redesign.
04
Handover documentation for the landlord's asset register
At lease end, the landlord requires as-built drawings and test certificates for all tenant electrical works. We produce this documentation as standard, in a format that satisfies the building's asset management system.
